A Birmingham office building has been reintroduced to the property market, following a £1m refurbishment by owners Nurton Developments.

Around 70 property agents attended the official launch of Lyndon Place, at 2096 Coventry Road, following extensive internal and external upgrading.

Lyndon Place - formerly Prime Point - is a 83,500 sq ft property over five floors, and was acquired by Nurton in October 2006 for £12 million. The vendor was the occupier, SCH Computers Plc, Europe's largest privately owned computer company. SCH took a 10-year leaseback of the ground, 1st and 2nd floors, leaving the 3rd and 4th floors vacant, each totalling 16,816 sq. ft.

As well as the large floorplates, the L-shaped accommodation also benefits from extensive business park ratio, on-site, car parking of 275 spaces (1:313 per sq ft). The refurbishment includes new, glazing to the front elevation, and down the side of the building.

The interior refurbishment has involved stripping out and creating a more spacious reception area, and general upgrading of the office specification, replacement of Category 2 lighting with LG7, a complete overhaul of the cooling system, reglazing and upgrading the common areas.

The remaining two floors can be split with suites available from 4,415 sq ft and are now available leasehold, at a quoting rental of £14 per sq ft. Major occupiers in the immediate area include Severn Trent, Lloyds TSB and Motorola.

Guy Bowden, of Nurton Developments, said: "The refurbishment has brought the building into the 21st century and now offers occupiers a high standard of office accommodation in a prime location, near to the airport, the motorway and the city centre. All of these places are directly reached via the A45, which fronts the new-look building."

At the official launch reception, a team of agents took part in a Sleekest Wink game show, based on the hit show Weakest Link, with full stage settings replicating the BBC programme. Seven agents -John Griffiths, Will Ventham, Ashley Hancox, Adrian Griffiths, Douglas Bonham, Charles Warrack, Alex Tross - and Nurton Director David Bradshaw took part, in a game that was won by John Griffiths.
